Westcliff has been part of Hermanus for generations, and it has aged rather well, thank you! One of the town’s older established suburbs, it grew up alongside Hermanus’s early fishing community and seaside-resort reputation and this history is still visible in some of the older cottages, buildings and heritage homes, while newer houses and contemporary developments have added a more modern character.

Its greatest asset is arguably its position. Tucked between Hermanus’s Old and New Harbours, Westcliff puts the famous Cliff Path, rocky coves and Walker Bay shoreline practically on your doorstep, the coastal path offers year-round walks and front-row seats to whale season, while the town centre, restaurants, shops and medical facilities are also conveniently close. In other words, you can enjoy a coastal lifestyle without needing to pack a lunch for every outing.

Property in Westcliff is a pleasantly varied affair. There are character-filled thatched cottages, family homes, apartments, security estates and substantial coastal properties with sea views, and the prices reflect that variety.  Smaller apartments and retirement units can start below R2 million, while many freestanding homes fall in the R3.5 million to R7 million range. Premium coastal properties can command R12 million or considerably more, depending on their position, size and finishes.  Note however, that these are indicative asking-price ranges and not guaranteed selling values.

There is usually a selection of properties on the market, although the choice changes constantly. Buyers may find opportunities in established streets, secure developments or homes with income-generating potential. Sellers, meanwhile, benefit from Westcliff’s enduring appeal to permanent residents, retirees, holiday-home buyers and investors.

Westcliff’s secret is actually no great secret at all: a little history, a lot of coastline and everyday convenience, all wrapped into one well-established neighbourhood. The whales are seasonal, but the view is perennial!
